A little planning goes a long way.

Before the viewings, the packing and the decisions, take a moment to write down what a good move would look like for you.

Buying: start with your daily life.

Write down three things your next home must make easier. They might be a shorter journey to work, space to work quietly, or being closer to the people you see most often. Keep the list specific enough to use at a viewing.

  • Separate needs from preferences. A lift-accessible route may be essential; a particular kitchen finish might be something you can change.
  • Walk through an ordinary day. Think about getting ready, cooking, laundry, deliveries, storage and where everyone spends time.
  • Keep a comparison sheet. Record the same details at every viewing, along with the questions you still need answered.

Selling: get the information together.

Start a folder with your floor plan, the details you can verify about the property, and a list of items you expect to leave or take. Write down your preferred move-out timing and any dates that depend on your next home.

  • Make a simple list of repairs, maintenance and alterations, with the records you hold.
  • Choose clear viewing times that work for the household.
  • Record questions about the process, fees and timeline before speaking with an agent.

When engaging an agent, verify their details through the Council for Estate Agencies and discuss the proposed scope in writing.

Moving: leave room for the practical bits.

Measure the furniture you intend to keep. Check access for moving vehicles and any building arrangements. Keep keys, essential documents and your first-night items together so they do not disappear into the last box.
